Reading the numbers
Sales rose from August and from a year ago. More sales than last September suggests buyers are active, even though the market gives them room to choose.
The benchmark price is steady to slightly lower. The composite benchmark was down 0.2% from August and 1.5% below June. The benchmark tracks a typical home, so it moves more smoothly than the average.
The average price is higher than the benchmark. The average rose from $590,550 in August to $611,509. Averages depend on which homes happened to sell, so use them cautiously. It is not the value of any particular home.
Inventory: 5.9 months. This is the time it would take to sell all current listings at the current rate of sales. August’s 6.3 months was described by LSTAR as a new peak. Because the figure is lower in September, supply relative to sales eased, though it is still well above what most people would call a tight market. LSTAR’s data does not tell us active listing counts or days on market, so we do not quote them.

The longer view
For 2025 overall, LSTAR reported 6,938 sales, down 5.0% from 8,088 in 2024. In December 2025 the composite benchmark was $552,800 and the single-family benchmark was $610,700, with 5.4 months of inventory. So September 2026’s composite benchmark of $552,500 is close to where the year ended in 2025.
What this means for you
Buyers: you have choice and time. Compare several homes, get pre-approved, and ask your agent for the recent sales behind any price. Our buyer guide covers costs such as land transfer tax.
Sellers: price with care and present the home well, because buyers are comparing. See what adds value when selling and request a home valuation.

A caution about market reports
A monthly report describes the whole market. Your street, price range and property type can behave differently. For decisions about a specific home, talk to an agent who can pull recent comparable sales. We are glad to do that for you.
