- Compare builders and communities across London, Middlesex Centre, St. Thomas, Strathroy and nearby
- Understand what is included in the price and what counts as an upgrade
- Plan your deposit schedule and closing timeline
- Know your warranty coverage before you take possession

New Construction FAQ
Do I need a REALTOR® to buy a new construction home?
You are not required to have one, but the builder’s sales team represents the builder. Your own REALTOR® represents you: comparing builders and communities, reviewing what is and is not included, and helping you understand the agreement before you sign.
What warranty comes with a new home in Ontario?
New homes in Ontario come with a statutory warranty backed by Tarion, with coverage that runs in one-year, two-year and seven-year periods after you take possession. For freehold homes with a purchase agreement signed on or after July 1, 2023 the maximum statutory coverage is $400,000.
Is there a GST rebate for first-time buyers of new homes?
Yes. The federal First-Time Home Buyers’ GST/HST Rebate can return up to $50,000 of the GST on a newly built home. It applies in full on homes up to $1 million and is phased out between $1 million and $1.5 million. Eligibility rules apply, so confirm with your lawyer and the builder.
Can first-time buyers get a 30-year mortgage on a new build?
Since December 15, 2024, 30-year amortizations have been available on insured mortgages for all first-time buyers and for all buyers of new builds. Ask your mortgage broker how that applies to you.
