Port Stanley Real Estate: Lake Erie Living in Central Elgin

A Lake Erie harbour village in Central Elgin with four public beaches and a working waterfront.

What Port Stanley is

Port Stanley is a community in the Municipality of Central Elgin, in Elgin County, at the mouth of Kettle Creek on the north shore of Lake Erie. It began as a settlement called Kettle Creek in 1812 and was later renamed. It has long been a harbour town, and it is just south of St. Thomas.

The market numbers we can stand behind

The London and St. Thomas Association of REALTORS® (LSTAR) publishes benchmark prices by area, and Central Elgin is one of them. In its August 2026 release, the Central Elgin benchmark was $629,500, compared with a London-wide composite benchmark of $553,500. That figure covers all of Central Elgin, not Port Stanley alone, so it is a starting point for conversation and not a price for any one house. Ask us for current comparable sales on the street you like.

What buying a home here is like

Buying near a lake is different from buying in town. Homes close to the water raise questions about erosion and the shoreline, flood risk, and what the conservation authority regulates. Ask early whether a property sits within a regulated area, since that can limit what you can build or renovate. Ask too about insurance, because lake-front location can change coverage and cost.

Also decide how you will use the home. A year-round residence, a weekend base and a rental all have different needs, and municipal rules for rentals can differ. Ask Central Elgin what applies before you plan on any rental income.

Local anchors worth knowing

  • Four public beaches. Central Elgin operates Main Beach, Little Beach, Erie Rest Beach and Pumphouse Beach. The municipality says Main Beach’s Blue Flag status is verified every year.
  • Port Stanley Arena and Belmont Arena. Both have public skating schedules posted by the municipality.
  • Harbour and boating. The municipality’s website includes a Boating and Harbour section.
  • Port Stanley Business Improvement Area. It represents the local shops and restaurants.

What to ask your REALTOR® about Port Stanley

  • Is the property in a regulated area, and what did the last survey or inspection show?
  • What is the insurance picture for this address?
  • Is it a year-round home, and how does it handle winter?
  • How much summer traffic, parking pressure and noise should I expect on this street?
  • How do prices on this street compare with the municipality-wide benchmark?
