Woodstock Real Estate: Buying in Oxford County's Largest City

Oxford County's seat, a city of 46,705 on Highway 401 with a hospital and a major conservation area.

What Woodstock is

Woodstock is a city and the county seat of Oxford County. The 2021 Census counted 46,705 residents, up 13.6% from the previous census. That growth tells you something practical: new subdivisions have been added around an older core, so the city offers more variety than most smaller towns nearby.

What buying a home here is like

Because Woodstock is large enough to have distinct areas, location matters more than in a village. Older neighbourhoods near the centre tend to offer established trees and mature streets, while newer areas are likelier to offer recently built homes. If you are looking at new construction, read our guide to new home construction so you know what to ask your builder before signing anything.

Many buyers look at Woodstock because they work somewhere along Highway 401 and want a city with its own services. Others are employed locally: the Toyota assembly plant opened here in 2007 and is part of the city’s industrial base. We cannot say how many people it employs today, so if your decision depends on local employment, check with the employer directly.

Local anchors worth knowing

  • Woodstock Hospital. Woodstock has a hospital serving Oxford County and nearby communities.
  • Pittock Conservation Area. Run by the Upper Thames River Conservation Authority on the northern edge of the city, it is a large outdoor area used for camping, fishing, paddling and hiking.
  • Highway 401 and Highway 59. Highway 401 runs south of the city, and Highway 59 has an interchange with it.
  • Oxford County services. As the seat of the county, Woodstock is close to county offices and services.

What to ask your REALTOR® about Woodstock

  • Which part of the city fits my commute, and how does it feel at rush hour?
  • For a newer home, what is still to be finished, and what warranty coverage applies?
  • How have prices in this area moved compared with the area next to it?
  • If I am planning to sell my current home first, how should I time my offer?
  • What are the property taxes and what do they include?

If you prefer a smaller town in the same county, look at Ingersoll or Tillsonburg.
