Salford Real Estate: Village and Country Living in Oxford County

A small village in South-West Oxford township, on Highway 19 between Ingersoll and Tillsonburg.

What Salford is

Salford is a small village in the Township of South-West Oxford, in Oxford County. The township’s 2021 Census population was 7,583, spread across many small communities, including Beachville, Mount Elgin, Culloden and Sweaburg. Salford itself is not a census subdivision, so that figure is for the whole township, not the village.

The township is mostly rural. The local history that has been written about Salford describes a settlement that was once called Manchester and took its present name in 1855.

What buying a home here is like

Buying in Salford is closer to buying in the country than in a city. Instead of comparing streets of similar houses, you are more likely to compare individual properties: a home in the village, a house on a larger lot, or a rural property with outbuildings. Each deserves its own questions.

Many rural homes in Ontario rely on a well and a septic system instead of municipal water and sewer. That is not a given for any specific Salford address, so ask. If a property has a well or septic, ask your REALTOR® about arranging water testing and a septic inspection as part of your conditions, and talk with your lawyer about timing.

Local anchors worth knowing

  • Highway 19. The township says this is the main north-south route, linking Ingersoll to the north and Tillsonburg to the south.
  • Highway 401. It crosses the north end of the township, which is useful for anyone commuting east or west.
  • Township office. The South-West Oxford office is at 312915 Dereham Line in Mount Elgin, which is where to take questions about building, severances and local rules.
  • Oxford County services. Garbage, recycling, roads and many other services are run at the county level.

What to ask your REALTOR® about Salford

  • Does the property use municipal water, or a well and septic system, and when were they last inspected?
  • Are there any zoning, severance or building restrictions I should confirm with the township before I rely on my plans for the land?
  • How far is it to groceries, schools and healthcare in Ingersoll, Tillsonburg and Woodstock for my daily routine?
  • If the lot is large, what is the maintenance load: drainage, fencing, trees, driveway?
  • How do rural properties here tend to be priced compared with homes inside nearby towns?

Compare with life inside a town in Ingersoll or Tillsonburg.
