Middlesex County
Komoka, Ontario Homes and Neighbourhood Guide
A Middlesex Centre community west of London with its own arena and wellness centre.
Komoka is a community in the Municipality of Middlesex Centre, Middlesex County. The 2021 Census population of 18,928 is for all of Middlesex Centre, which also includes Delaware, Ilderton and Kilworth; it is not a Komoka-only number. The municipality grew 9.7% between 2016 and 2021.
The recreation hub
Middlesex Centre’s own website names an arena in Komoka (alongside one in Ilderton) and a Komoka Wellness Centre. For many families, proximity to a rink and fitness space is part of the draw, so check the facility schedules and fees on the municipal site for the season you would be moving in.
Price context
LSTAR’s August 2026 benchmark for Middlesex Centre was $757,300, the highest of the municipal figures LSTAR listed that month and well above the London composite of $553,500. Because the figure covers the whole municipality, individual Komoka homes may be above or below it. Larger lots and newer houses tend to define this market, so compare like with like.
What buying here involves
Komoka has seen new residential development, so you may be choosing between a resale home and a newly built one. For a new build, ask about:
- The Agreement of Purchase and Sale terms for closing dates and any delays
- Tarion warranty coverage
- Lot grading, driveways and landscaping responsibilities
- Whether the federal first-time buyer GST/HST rebate could apply, which depends on the price and your circumstances
Facilities we did not verify
We did not confirm schools, hospital access or highway links from official sources, so we are leaving them out. Ask us for current details for any address you are considering.
Compared with neighbours
Komoka sits in the same municipality as Delaware and Ilderton, so you will share municipal services such as the library system and the tax office. It is worth looking at all three before deciding.
