The process
How Buying a Home Works
Get pre-approved
A lender confirms what you can borrow and holds a rate, so you know your budget before you fall for a house.
Choose your areas
We compare London neighbourhoods and nearby towns against how you live: commute, schools, lot size and budget.
Tour and compare
We set up a search matched to you, book showings and point out what the listing photos leave out.
Make your offer
We review recent comparable sales, then prepare an offer with the price, deposit and conditions that fit the home.
Inspect and finalize
You complete your inspection, financing and any other conditions with our help coordinating each one.
Close and move in
Your lawyer completes the transfer on closing day, and we hand you the keys.

What It Costs to Buy in Ontario
Beyond the purchase price, plan for your down payment, Ontario land transfer tax, legal fees and moving costs. Two of those follow fixed rules:
Minimum down payment: 5% of the first $500,000 and 10% of the portion from $500,000 to $1.5 million. At $1.5 million or more the minimum is 20%.
Ontario land transfer tax: 0.5% to 2.0% in marginal brackets on most homes, which works out to $4,475 on a $400,000 purchase. First-time buyers may qualify for a refund of up to $4,000.
Try the Ontario land transfer tax calculator, or see the full breakdown in our Ontario land transfer tax guide, down payment and mortgage insurance guide and first-time buyer programs.

How much do I need for a down payment in Ontario?
The minimum in Canada is 5% of the first $500,000 of the purchase price plus 10% of the portion between $500,000 and $1.5 million. Homes priced at $1.5 million or more need at least 20% down. A down payment under 20% also requires mortgage loan insurance.
How much is land transfer tax when I buy in London, Ontario?
Ontario land transfer tax is charged at marginal rates: 0.5% up to $55,000, 1.0% from $55,000 to $250,000, 1.5% from $250,000 to $400,000 and 2.0% above $400,000. On a $400,000 home that comes to $4,475. Eligible first-time buyers can receive a refund of up to $4,000.
What programs help first-time home buyers?
Federal options include the First Home Savings Account, with $8,000 of contribution room a year up to $40,000, and the Home Buyers’ Plan, which allows up to $60,000 to be withdrawn from an RRSP. Ontario refunds up to $4,000 of land transfer tax for eligible first-time buyers.
Do I pay a REALTOR® to help me buy a home?
