Middlesex County
Dorchester, Ontario: Living in Thames Centre
The main community of Thames Centre, home to the municipal office and the Lions Active Living Centre.
Dorchester is a community in the Municipality of Thames Centre, Middlesex County, and the site of the municipal office. The 2021 Census population of 13,980 is for the whole municipality, which also includes Thorndale. It is not a figure for Dorchester alone.
What the municipality lists
Thames Centre’s website lists the Lions Active Living Centre at 2066 Dorchester Road and the Flight Exec Centre in Dorchester as an event venue. It also has sections on parks, trails and libraries, though it does not name individual sites in what we read. Having the municipal office and these facilities in one community means Dorchester functions as the municipality’s hub, which is useful when you need to visit for permits or taxes.
Price context
LSTAR did not publish a Thames Centre benchmark in its August 2026 release. For benchmarks of nearby places, the London composite was $553,500 and Middlesex Centre was $757,300, but those are different markets and not a stand-in for Dorchester. Ask us for specific comparable sales within the same community.
Types of properties
Thames Centre combines village streets, newer residential areas and rural land. Things to review:
- Whether the home is connected to municipal water and sewer
- Lot size, any drainage concerns and tree coverage
- Zoning for outbuildings, home businesses or suites
- Whether the home is a resale or a new build, and what warranty applies
Considering a move from London
Many people look here because they want a quieter setting and more land. Weigh that against your commute, your children’s activities and how often you will need to go into the city. Our London page gives context on the other side of that comparison. We have not verified schools, hospital access or highway links on an official source, so we avoid listing them.
Village next door
Thorndale is in the same municipality and has a different, smaller-village feel. Visiting both can help you decide what scale of community you prefer.
