Lucan, Ontario: Buying a Home in Lucan Biddulph

Lucan is the main community of the Township of Lucan Biddulph in Middlesex County. The 2021 Census counted 5,680 people for the township as a whole, a 20.9% increase over 2016, so we are using the township figure rather than a number for the village alone. That growth rate is among the highest of the municipalities we cover.

A small-town buy

Lucan is a smaller market than London, Strathroy or St. Thomas. LSTAR’s August 2026 release did not give a separate benchmark for Lucan Biddulph, so we will not quote one. What that means in practice is that there are fewer comparable sales to work from, and one or two recent sales can move how a street is perceived. Ask your REALTOR® to show you every comparable sale in the past year, including ones a few streets away, and be cautious about assuming a London-based number applies.

What the township offers

The township website lists a Lucan Biddulph Community Memorial Centre, municipal parks, a dog park and a library. It does not say what the memorial centre contains in the section we read, so confirm whether it includes an arena, pool or hall for the activities you care about. We have not verified school boards, a hospital or highway links, so do not take those as given from this page.

Property types and questions

Expect a mix of older village homes and newer builds in a township that is growing quickly. Rural properties around the village may use wells and septic systems, which change both inspection needs and maintenance costs. If you are looking at a newly built house, ask the builder what is covered by the Tarion warranty and check the status of any work still to be completed on the street.

Being realistic about commuting

If your job is in London, test the drive at the hours you would actually do it. Do it on a few different days and in different weather before you make an offer; nothing on this page substitutes for that.

• Is the property on municipal services, or on a well and septic?
• What is the zoning, and can I add a garage, shop or secondary suite?
• What phase of development is the neighbourhood in, and what is planned nearby?
