Ingersoll Real Estate: Living in Oxford County's Cheese Town

A town in Oxford County just off Highway 401, known for its cheese heritage and small-town core.

What Ingersoll is

Ingersoll is a town in Oxford County, in southwestern Ontario. It was incorporated in 1852 and has a long dairy and cheese-making history, which the town still celebrates. It sits just north of Highway 401, so it appeals to people who want a smaller community without giving up easy highway access.

What buying a home here is like

Ingersoll is a town with a historic centre and newer streets built around it, so it is worth viewing a mix of homes rather than assuming one style. Older homes close to the downtown tend to come with the questions any older home does: the age of the roof, wiring, plumbing and heating, and whether past updates were done properly. Newer subdivisions raise different questions, such as lot size, fencing and what the builder has already completed.

Because Ingersoll is its own town but part of Oxford County, services are split between the two. Property tax, water and waste collection all depend on which level provides them, so ask your REALTOR® to confirm exactly what a specific property pays and receives.

Local anchors worth knowing

  • Ingersoll Cheese and Agricultural Museum. It sits at 290 Harris Street in Centennial Park, about a kilometre north of Highway 401 at Exit 218. It features a recreated 19th-century cheese factory and a cheese-themed playground.
  • Victoria Park Community Centre. The town lists this facility alongside a splash pad, an accessible playground and sports fields.
  • Highway 401. The Exit 218 access is the practical link east and west for commuters and for anyone driving to London or toward Woodstock.

What to ask your REALTOR® about Ingersoll

  • If you plan to commute, how does the property sit relative to Highway 401, and what does the street feel like at rush hour?
  • For an older home, what has been updated, and are there permits or receipts for the work?
  • Is the property on municipal water and sewer, and what are the current tax and utility costs?
  • How long are comparable homes in town taking to sell, and does the asking price reflect that?
  • Which nearby streets are worth a drive-through at different times of day?

Ingersoll is also close to the surrounding Oxford County communities of Woodstock and Salford, and it is worth comparing them if your search is flexible.
