Parkhill Real Estate: Small-Town Living in North Middlesex

A small North Middlesex town beside a large reservoir and conservation area, northwest of London.

What Parkhill is

Parkhill is a small community in the Municipality of North Middlesex, in Middlesex County. The municipal office is at 229 Parkhill Main Street. It is a place for people who value quiet streets and a close-knit feel more than big-city convenience.

What buying a home here is like

Parkhill is small, so the number of homes for sale at any one time is usually modest. Patience matters: you may be waiting for the right house instead of choosing among dozens. Being ready with your mortgage pre-approval and a clear list of must-haves helps when the right one appears.

Parkhill also has an unusual feature for its size: its history includes flooding. The conservation authority built a flood-control dam in 1969 after repeated floods in the 1940s. That does not mean any particular property is at risk, but it is a good reason to ask whether an address is within a regulated area and what the survey or inspection shows. Your REALTOR® can help you ask the conservation authority and the municipality the right questions.

Local anchors worth knowing

  • Parkhill Conservation Area. Managed by the Ausable Bayfield Conservation Authority, it covers about 800 hectares around the reservoir. It is used for canoeing, kayaking, fishing, hiking and bird watching. There is a boat launch, open April to November, and a scenic lookout on County Road 81 just north of town.
  • North Middlesex municipal office. Local questions on building, zoning and services go here.
  • Parks, arenas and community centres. The municipality lists these in a section of its website; check there for current facilities.

What to ask your REALTOR® about Parkhill

  • Is the property in or near an area regulated by the conservation authority?
  • Is it connected to municipal water and sewer?
  • How do I get to work, school and shopping from here at the times I travel?
  • What other recent sales are close enough to compare, given how few homes there are?
  • Are there any local plans or projects that could affect the area?
