If you are looking west of London, two municipalities come up again and again: Strathroy-Caradoc and Middlesex Centre. Both are in Middlesex County, both grew quickly in the last census, and both have higher benchmark prices than London itself. That surprises many buyers, who expect a smaller community to cost less. Here is how they compare using figures we can source.
Two municipalities at a glance
| Strathroy-Caradoc | Middlesex Centre | |
|---|---|---|
| 2021 Census population | 23,871 | 18,928 |
| Change since 2016 | +14.4% | +9.7% |
| August 2026 LSTAR benchmark | $717,800 | $757,300 |
| Communities | Strathroy, Mount Brydges, Melbourne | Delaware, Komoka, Ilderton, Kilworth |
Population and growth figures come from the 2021 Census (Statistics Canada). Benchmarks are from LSTAR’s August 2026 release. For context, that same release put the London composite benchmark at $553,500.
Reading the benchmark properly
A benchmark is LSTAR’s modelled price for a typical home in an area. It is not an average sale price and not an appraisal. Two things matter here:
- It covers a whole municipality. Strathroy-Caradoc and Middlesex Centre each include towns, villages and rural land. A small starter home in a village and an acreage with a large house are both inside the same figure.
- It is one month. Treat August 2026 as a snapshot. A later monthly release may differ, and we label the month whenever we quote one.
The right comparison for your purchase is recent sales of similar homes in the same community, which we can pull for you.
Strathroy-Caradoc
The Municipality of Strathroy-Caradoc lists Strathroy, Mount Brydges and Melbourne as the communities it covers. The 2021 Census recorded 23,871 residents, and that figure is for the whole municipality, not Strathroy alone. At 14.4%, its five-year growth was higher than that of the City of London (10.0%) over the same period.
Strathroy is the main town, and Mount Brydges is a separate community inside the same municipality. If you are looking at both, see our pages on Strathroy and Mount Brydges. You can check the municipality’s own services on the Strathroy-Caradoc website.
Middlesex Centre
Middlesex Centre is a municipality that includes Delaware, Komoka, Ilderton and Kilworth. The 2021 Census counted 18,928 people, up 9.7%. It has the higher of the two benchmarks, at $757,300.
Each community has its own character and its own page on our site: Delaware, Komoka and Ilderton. Because the municipality is a patchwork of communities, you should compare by community rather than rely on the municipal number alone.
Why both can cost more than London
We do not have sourced data on why, so we will not guess about buyer motives. What we can say is structural: a municipality benchmark blends every property type in the area, and in places with larger lots and a good share of single-family homes, the typical home is simply a different product from a London condo or a smaller city house. LSTAR also reports single-family and composite figures separately for London, which shows how much property type moves a number. Compare like with like.
How to compare the two in practice
Start with your non-negotiables: lot size, number of bedrooms, whether you need municipal services and the budget you have been pre-approved for. Then ask us for recent sales of homes that match those criteria in two or three specific communities, for example Strathroy and Komoka. Because the municipal benchmarks are $39,500 apart ($757,300 minus $717,800), it is tempting to treat one as the cheaper choice, but that gap is far smaller than the spread you will see between a village bungalow and a country property in either municipality. Decide on the home and the community first, then check the price against comparable sales.
Rural and village questions that matter more here
Outside a city, a few questions carry more weight:
- Water and sewer. Is the home on municipal services, or on a well and septic system? Well water and septic need their own checks, which is where a good home inspection and specialist tests earn their keep.
- Zoning and use. If you want a workshop, a secondary suite or animals, confirm with the municipality before you make an offer.
- Boundaries. Make sure you know which municipality the address belongs to, since taxes and services follow it.
- Property tax. Ask for the current annual figure for the specific address. Ontario land transfer tax applies regardless of municipality; see our land transfer tax guide.
Commuting: test it yourself
We have not sourced drive times, so we will not quote any. Before you commit, drive your own route on a weekday morning and again in the evening, at the times you would really travel. A map estimate cannot replace that.
Budgeting for the higher benchmarks
With benchmarks above London’s, your down payment matters. Minimum down payment rules and mortgage insurance thresholds are in our down payment and CMHC guide, and a pre-approval helps you shop with a realistic number; see our pre-approval guide.
