London Neighbourhoods
Lambeth, London Ontario: Homes for Sale in a Former Village
A former village in southwest London, annexed in 1993, with its own Main Street and arena.
Lambeth is in the southwest of London. It was an independent village until the City of London annexed it in 1993, and the City’s own neighbourhood guide says it still has a small-town feel, with locally owned businesses along Main Street. If you are browsing Lambeth, London Ontario homes for sale, expect a wider spread of ages and styles than almost anywhere else in the city.
A century of housing in one neighbourhood
The City says most homes in Lambeth are single-family detached, and it lists the mix plainly:
- Early 20th century farmhouses
- Post-war bungalows
- Large homes built in the late 20th century
- New developments that are still under construction
That range is the main thing to understand. Two Lambeth listings can differ by a hundred years, which changes inspections, insurance, heating costs and what a fair comparison looks like. If the newest end of the market interests you, see our new home construction page.
One address for a lot of services
Lambeth Centennial Park, at 7112 Beattie Street, is what the City calls a major hub for the neighbourhood. On one site you will find:
- The Lambeth Community Centre, with a gymnasium, two meeting rooms and a kitchen
- Lambeth Arena, a single ice pad with public skating in winter and a dry pad in summer
- The Lambeth branch of London Public Library, which shares the same street address
- A spray pad, junior and senior play equipment, soccer fields, a walking trail and a boardwalk
Other parks
- Lambeth Optimist Park, 4200 Campbell Street North: a lighted regulation baseball diamond, a minor diamond, a full soccer field, a play structure and a concession stand
- Lambeth Veterans Park, 4310 Colonel Talbot Road: lawn bowling and a veterans memorial
- Ralph Hamlyn Park, which the City’s guide names for its sports fields and play structures
Roads
We do not publish drive times, but one detail from a primary source is useful. Boler Mountain’s own driving directions send visitors off Highway 402 at the Lambeth exit and up Colonel Talbot Road through Lambeth. In other words, the highway interchange and the main north-south road are part of daily life here. Visit at rush hour before you decide how you feel about that.
Schools
The City’s guide says Lambeth Public School serves elementary students in the community, that students may also attend St. George in Byron, and that high school students attend Saunders or St. Thomas Aquinas secondary schools. All four appear on the Thames Valley District School Board or London District Catholic School Board lists. With new subdivisions being added, confirm the assigned schools and any busing for your address with each board. We do not rank schools.
Price context
LSTAR publishes benchmarks for London North, South and East, not for Lambeth, and we could not confirm from LSTAR which area Lambeth is counted in. Given how mixed the housing is, an area figure would not tell you much anyway. Our London real estate page has the city-wide numbers, and we will pull Lambeth sales that actually match the home you are looking at.
Similar neighbourhoods
Byron is the other southwest neighbourhood the City describes as having a small-town feel. Westmount is more built up, with a mall and more apartments and townhomes. For newer subdivisions on the other side of the city, compare Hyde Park. Our guide to family-friendly London neighbourhoods explains how to weigh them.
What to ask your REALTOR® about Lambeth
- Is this property on municipal water and sewer, or does it have a well or septic system?
- For an older farmhouse or bungalow, what is known about the foundation, wiring and any buried oil tank?
- For a new build, who is the builder, what is the Tarion coverage and what do the closing-date terms in the Agreement of Purchase and Sale say?
- What is planned for the vacant land near this home?
- How close is the property to Highway 402 or Colonel Talbot Road, and can I hear traffic from the yard?
- Which schools is this address assigned to, and is busing provided?
