Westmount, London Ontario: Homes for Sale and Housing Mix

A large southwest London neighbourhood with a wide mix of houses, townhomes and apartments.

Westmount is a large neighbourhood in southwest London. The City of London’s neighbourhood guide describes it as having a diverse mix of housing, and that variety is the reason many buyers start here. A search for Westmount, London Ontario homes for sale can turn up a 1960s bungalow, a newer two-storey, a row townhouse and an apartment condo within a few blocks of each other.

The housing mix, according to the City

  • Single-family homes. The City says the eastern portion was built in the 1960s, with newer homes toward the west.
  • Apartment buildings. These line the major streets, Wonderland Road and Commissioners Road.
  • Townhomes and row housing. Found throughout, in various eras and styles.

The City also counts four smaller neighbourhoods inside Westmount: Cranbrook, Norton Estates, Berkshire Village and Rosecliffe. If a listing uses one of those names, it is still Westmount. The Cranbrook Community Association of Westmount represents residents on the west side of Wonderland Road.

Because so many property types sit side by side, be clear early about whether you want freehold or condominium ownership. Our condo vs. house guide explains fees, reserve funds and status certificates.

Shopping and transit

The City calls Westmount Mall a major landmark, serving as a transit hub and a centre for shopping and community services. It also notes a large commercial plaza at Southdale Road and Wonderland Road.

Community centre, library and pools

The StarTech.com Community Centre, YMCA and Library is at Southdale Road and Bostwick Road. The City says it has multi-purpose community space, an indoor pool, a gymnasium, a double-pad arena and a YMCA fitness facility. London Public Library’s Bostwick branch is inside, at 501 Southdale Road West.

The City’s guide also mentions two community-owned pools in Westmount, Woodcrest Community Pool and Forest Edge Community Pool. Those are run by their own associations, so ask about membership if a pool matters to you.

Parks

  • Jesse Davidson Park: a spray pad plus soccer and baseball fields
  • Basil Grover Park: a skateboard park
  • Southwest Optimist Park, 682 Southdale Road West: two full soccer fields, two minor baseball diamonds, a batting cage and adult exercise stations
  • Westmount Lions Park, 784 Viscount Road: a baseball diamond, a soccer field and a play structure
  • Smaller parks the City names include St. Lawrence, Westmount, Cresthaven and Rosecliffe

On Westmount’s northern edge, at Wonderland Road and Springbank Drive, the City places the Civic Garden Complex, Springbank Gardens, the Springbank Gardens Community Centre at 205 Wonderland Road South, and access to the Thames Valley Parkway trail.

Schools

The City’s guide lists Westmount, W. Sherwood Fox, Sir Isaac Brock and Arthur Ford public schools, St. Rose of Lima and St. Jude Catholic schools, and Saunders Secondary School. It notes that some addresses are served by Woodland Heights Public School, or by Catholic Central or St. Thomas Aquinas for high school. All appear on the Thames Valley District School Board or London District Catholic School Board lists. In a neighbourhood this large, the assigned school can change from one street to the next, so check each board’s locator. We do not rank schools.

Price context

LSTAR publishes benchmarks for London North, South and East, not for Westmount, and we could not confirm from LSTAR which area Westmount is counted in. With apartments and detached homes in the same neighbourhood, a single area number would mislead more than it helps. See our London real estate page for city-wide figures, and ask us for sales by property type.

Similar neighbourhoods

Byron is close by (the City’s Byron page lists Westmount as a nearby neighbourhood) and has more of a village main street. Lambeth has more new construction. Oakridge is a comparable choice for 1950s and 1960s houses on wide lots.

What to ask your REALTOR® about Westmount

  • Is this property freehold or part of a condominium corporation, and what do the fees include?
  • For a condo, what does the status certificate say about the reserve fund and any special assessments?
  • Which of Westmount’s sub-neighbourhoods is this in, and how have prices there compared with the rest?
  • For a 1960s home, which major systems have been replaced, and when?
  • How does being near Wonderland Road or Commissioners Road affect noise and resale?
  • Which schools is this exact address assigned to?
