Hyde Park, London Ontario: Homes for Sale in the Northwest

London's northwest corner, largely built since 1993 with detached homes, townhouses and apartments.

Hyde Park is in London’s northwest corner. The City of London’s neighbourhood guide says the area was largely rural until the City annexed it in 1993, and that it has seen large residential and commercial development ever since. For anyone comparing Hyde Park, London Ontario homes for sale, that one date explains a lot: this is one of the newer parts of the city.

What “Hyde Park” covers

The name is used three ways, and the City is careful to separate them. The neighbourhood boundary on its guide was identified by residents and falls largely in Ward 7. The Hyde Park planning district is bigger, and so is the Hyde Park Business Improvement Area, and both stretch across Wards 7 and 8. When a listing says “Hyde Park”, ask which one is meant, because it affects your councillor, your nearest park and sometimes your school.

Housing, as the City describes it

Most housing here was built after the 1993 annexation. The City describes it as mainly single detached houses and townhouses, with some large apartment buildings. In practice that gives buyers three quite different ownership types in one area:

  • Freehold detached and townhouse properties, where you own the land and look after everything
  • Condominium townhouses and apartments, with monthly fees and a shared reserve fund
  • Brand-new homes bought from a builder, which come with Tarion warranty coverage

If you are leaning toward a new build, our new home construction page explains how we help, and our condo vs. house guide covers fees and status certificates.

Shopping

The City points to the large commercial plaza at Hyde Park Road and Fanshawe Park Road, which it says serves residents and draws shoppers from other parts of the city and the county. A Hyde Park Business Association is also listed on the City’s guide.

Parks and trails

The City says three main parks serve different sections of the neighbourhood:

  • Cantebury Park, 99 Prince of Wales Gate: a full soccer field, a play structure and a swing set
  • Maple Grove Park and Coronation North Park: each with a play structure and swings

Elsewhere along the Hyde Park corridor, the City’s parks list includes the Hyde Park Rotary Link at 1150 Gainsborough Road, with a walking trail and paved path, and the Kelly Stanton Environmentally Significant Area at 1170 Hyde Park Road. The Upper Thames River Conservation Authority manages Kelly Stanton for the City and publishes a map of it. Dogs must be leashed in ESAs.

Schools

The City’s guide lists Emily Carr Public School, St. Marguerite d’Youville Catholic elementary and St. John Catholic French Immersion in the neighbourhood, along with Sir Frederick Banting and St. André Bessette secondary schools. Each is on the Thames Valley District School Board or London District Catholic School Board list. In growing areas, boundaries get reviewed, so confirm the assigned schools for the exact address with each board’s locator. We do not rank schools.

Price context

LSTAR publishes a London North benchmark but not a Hyde Park one, and we could not confirm from LSTAR’s own material which neighbourhoods its areas include, so we are not attaching a figure. Newer subdivisions also tend to trade in tight ranges by builder and model, which makes recent sales on the same street the best guide. City-wide numbers are on our London real estate page.

Similar neighbourhoods

Masonville is the established north-end alternative, built largely in the 1980s around the mall. Oakridge has older homes on wider lots. Lambeth, also annexed in 1993, is where to look for new construction in the southwest. Our guide to family-friendly London neighbourhoods shows how to compare them.

What to ask your REALTOR® about Hyde Park

  • Is this home freehold or a condominium, and if there are fees, what do they cover?
  • Is any Tarion warranty coverage still in effect, and have claims been made?
  • Is the subdivision finished, or are more phases, roads or commercial sites planned beside it?
  • Which ward, planning district and school boundaries apply to this address?
  • Who is responsible for fences, grading and any shared private road?
  • How do resale homes here compare with a builder’s current pricing for a similar model?
